After Hours Emergencies!!

Below is a few areas of frequent issues with water and power etc. issues. Please read over the instruction below and if the issue cannot be resolved follow the steps below -

Step 1. Call the office on 1300 354 834 and leave a message, for the message to be sent to the staff member on call and you are not charged any call out fees.

Step 2. Follow up the call with an email following the TIME TO CONTACT THE OFFICE instruction below, providing as much details as possible including photos, if you have been able to turn off the water meter (if a water issue) or if you will be home for access. 

Step 3. If you have not heard back from a staff member or contractor within 1-2 hours (depending the emergency), contact the emergency contractors listed below. The contractors listed have been requested to complete emergency work on our managed properties without a work order in emergencies only. They are aware of what the Residential Tenancy Act classes as an emergency and will only act IF an emergency.

Water Issues!!

No Water:

If you have NO WATER please check the Water Corporation website and click on the Outage and Works link, or give them a call on 13 13 85 for any works being completed in your area. If no issues in the area and you have not heard from a staff member within 1-2 hours since leaving a message contact our emergency contractors below.

Major Water Leaks:

Turn off the water meter at the property. If the water meter is in a neighbours yard, where safe to do so, knock on the neighbours door requesting access to their yard to turn off the water meter. If you have not heard from a staff member within 1-2 hours since leaving a message contact our emergency contractors below.

Power Issues!!

No Power:

If you have NO POWER please check the Western Power website and click on the Faults & Outages link, or give them a call on 13 13 51 for any works being completed in your area. If no issues in the area and you have not heard from a staff member within 1-2 hours since leaving a message contact our emergency contractors below.

You have Power but no Lights:

If you have Power to your Power points but no lights please check your property power box for an RCD (switch) that may have tripped (switched off). If all the switches in the power box are on, follow the TIME TO CONTACT THE OFFICE instructions below.

If there is a switch off please follow the below steps - 

Step 1. Turn off all your light switches throughout the house, including External light switches. 

Step 2. Go to your property power box and try to turn on the RCD (switch) that is off, back on.

Will not switch on: If the RCD will still not turn on, please follow the steps of TIME TO CONTACT THE OFFICE advising you have No Lights even when turning off all the lights you cannot turn the RCD back on. If you have not heard from a staff member within 1-2 hours since leaving a message contact our emergency contractors below.

Will switch on: This usually means you may have a faulty light fitting. As you turn the lights back on, if the switch trips again the light you switched on should be the light causing the issue. Please follow the steps of TIME TO CONTACT THE OFFICE advising which light in which room light is tripping the power and keep this light off until the electrician attends.

You have Lights but no Power:

If you have Power to your Lights but no power points please check your property power box for an RCD (switch) that may be tripped (switched off). If all the switches in the power box are on follow the TIME TO CONTACT THE OFFICE instructions below. If there is a switch off please follow the below steps - 

Step 1. Turn off all your power points throughout the house, including the Fridge, Washing Machine, Dishwasher, Hot Water System,  Reticulation & External power points appliances (where required), and remove the appliances plugs from the power points.

Step 2. Go to your property power box and try to turn on the RCD (switch) that is off, back on.

Will switch on: This usually means you may have a faulty appliance. As you plug your appliances back in and turn them back on, if the switch trips again the appliance you plugged in should be the appliance causing the issue. If the appliance causing the power to trip is owned by the property owner follow the TIME TO CONTACT THE OFFICE instructions below advising which property appliances is tripping the power, avoid using this appliance until the electrician has attended. 

Will not switch on: If the RCD will still not turn on, follow the TIME TO CONTACT THE OFFICE instructions below advising you have No power and you have checked all your appliances for faults. If you have not heard from a staff member within 1-2 hours since leaving a message contact our emergency contractors below.

Break In / Attempt Break In!!

Attempt Break In:

If you have found the property to have been attempted to be broken in.

Step 1. Log the incident with the police at the following website Police Report - Damaged Property

Step 2. Take photos of the damage and follow the TIME TO CONTACT THE OFFICE instructions below.

Step 2. Only if the property is safe to enter take photos of the damage and follow the TIME TO CONTACT THE OFFICE instructions below, otherwise wait for police to arrive before entering.
